Arlington Gateway

Maximizing a site’s potential.

The Arlington Gateway project presented numerous challenges, one being the site itself. The one-acre size of the site and the L-shape provided a major challenge to get to the owner's required program. The owner wanted to maximize the site's potential with a true live/work/play mixed-use building. Arlington Gateway will feature retail on the first floor, office on the second floor, two floors of market rate housing and condominiums on the top three floors. The project includes 85 units a 5 level parking structure.

The other major challenge was introducing a 96'-0" high structure to the Upper Arlington community. The city's zoning ordinance allows for a 96'-0" high structure on this site, but the zoning commission still had concerns. We worked very closely with the city officials and the board members to give them a building design that would get a unanimous vote of approval.
